Please be advised that Belmont Management Company, Inc. staff will start taking applications for rental consideration for GardenWalk of Magnolia Ridge, Warrensburg, on Wednesday, September 16 at our temporary office location in the Jack Moore Community Room, located on the west end of the Warrensburg Chamber of Commerce Depot, 100 South Holden Street, Warrensburg, MO.   Our staff will be available on Mondays, Wednesdays, Thursdays and Fridays (not on Tuesdays, except for the 4 th Tuesday of the month) at this location from 8 am to 5 pm beginning Wednesday, September 16 until such time that we relocate to the GardenWalk of Magnolia Ridge Community Building upon its completion.   We anticipate we will be moving into that location around the last week of October or the first week of November 2020.    Belmont will have some housing availability at GardenWalk of Magnolia Ridge the last week of October / first week of November 2020, however, facility completion as a whole is slated by the end of the year, weather permitting.  Housing applications are good for 120 days, thus, if you know of veterans or others who are interested in completing an application, please encourage them to obtain an application, complete it and submit it, along with their personal check or money order in the amount of $16.50 payable to Belmont Management Company, Inc., for the background check at the time we open the application process or as soon thereafter as they are able.  As housing buildings come online and are released for occupancy, we will be notifying those who have submitted their applications, passed the background check and eligibility criteria for leasing.  As you may recall, GardenWalk of Magnolia Ridge, has a veteran housing priority initiative, thus, service members and veterans have priority consideration for housing. Anita Belt, of Warrensburg, a recently retired intelligence analyst of the Federal Bureau of Investigations (FBI) and military spouse, has been hired to serve as the property manager of GardenWalk of Magnolia Ridge. Delilah Nichols, a corporate staff member and Belmont’s service coordinator, will have an on-site office at the Warrensburg development and be responsible for implementing the supportive services plan. Anita’s first day on the job will be Monday, September 14.


Belmont Development Company will construct a 60-unit multi-use service enriched housing development for working families in general with a special focus on military and veteran families in the Warrensburg, Missouri area.  Anticipated groundbreaking will occur in May 2019 with anticipated completion date of July 2020.  This Missouri Housing Development Commisssion (MHDC) approved development will enhance the connection between affordable housing and supportive services to its residents at GardenWalk at Magnolia Ridge consisting of :

     (1)  Working families; and/or

     (2)  Active Duty Military/Veterans and their families


Community and area supportive services are being sought out in the following areas:

       *  Life Skills - How to be a good neighbor, Tenant Rights Veterans Affairs Supportive Housing (VASH) Vouchers

       *  Financial Aid - for rent, utilities and moving costs

       *  Off-Base Housing - assistance to locate if development is leased up

       *  Veterans Affairs Supportive Housing (VASH) Vouchers

       *  Computer Literacy - Basic skills and advance classes

       *  Small Business Development - education, counseling, loans, contracts

       *  VA Benefits

       *  VA Student Guidance

       *  Fraud and Scam Awareness

       *  Substance Abuse Programs

       *  PTSD Programs

       *  Physical Rehabilitation

       *  Nutrition and Wellness Education and Classes

       *  Well Visits/Immunizations

       *  Household Budgeting

       *  Exercise

       *  Transportation

       *  Library, Computer Lab (on-site)

       *  Home Buyer Education

       *  Social Activities (on-site events and transportation to community events)

It is our goal to foster a positive and caring residential environment through compassion, hope and trust with life-alteringservices conducive to healing and improved well-being.  This goal will be realized by creating a national model for service-enriched affordable housing utilizing the GardenWalk at Magnolia Ridge development in Warrensburg, Missouri as the kick-off to this initiative. This service-enriched affordable housing community seeks to enable and enhance its residents' access to necessary services and basic life needs by utilizing community and area resources, which will result in overall societal and community betterment.
